11 11 is a “premium parking garage” in Miami Beach, Fla. It’s also the only parking garage we’ve ever heard of that’s seriously dedicated to being mixed-use. People do yoga here. They get married here.
PSFK calls this “an example of an elastic environment” — a space that’s not limited to just one idea or one population. 11 11 also treats parking as a luxury:
Simón Parra, a part-time resident of the city, refuses to park his black Chevy Suburban anywhere but the Herzog & de Meuron garage at 1111 Lincoln Road. “It’s a work of art more than a garage,” he says. “Everywhere you look, there’s a view.”
He doesn’t mind paying a premium for the experience. The parking rate at 1111 Lincoln Road, $4 an hour, is more than double the rate at the municipal lot a block away.
But parking is a luxury, which we’re irrationally subsidizing. We’d like to see more garages charging people $4 per hour to park in valuable space downtown, as long as there’s also good public transit available for those of us who don’t want to fork over that kind of cash. Heck, charge $5 and use the extra revenue to knock down the cost of yoga class.
